Terms of Service

By accessing or using the HostsGenZ platform — including our website (HostsGenZ.in), mobile application, and owner dashboard — you agree to be bound by these Terms of Service. If you do not agree, please do not use our services.

These Terms apply to all users: property owners, administrators, and any authorised representatives accessing the platform on behalf of an entity.

HostsGenZ provides a property management platform that includes:

• Listing creation and management on OTA platforms (Airbnb, Booking.com, etc.)
• Dynamic pricing management
• Guest communication and check-in coordination
• Professional cleaning coordination after every stay
• Maintenance issue management via our vendor network
• Monthly payout disbursement to registered owners
• Owner dashboard with real-time performance reporting

The specific services applicable to your property are governed by your signed Revenue Sharing Agreement.

As a property owner on the HostsGenZ platform, you agree to:

• Provide accurate information about your property during onboarding
• Ensure your property is legally permitted for short-term rental use in your jurisdiction
• Maintain valid documentation including ownership proof and NOC (where applicable)
• Keep your bank account and contact information up to date
• Allow HostsGenZ reasonable access to the property for photography, maintenance, and inspections
• Comply with all applicable local laws, housing society rules, and RERA regulations
• Not directly poach or contact guests booked through HostsGenZ for future off-platform bookings

The revenue split and payout schedule are defined in the Revenue Sharing Agreement signed at onboarding. The standard terms are:

• Owners receive 60% of net platform revenue (gross booking minus OTA commissions and applicable taxes)
• Payouts are disbursed on the 5th of each calendar month for the prior month's earnings
• Maintenance deductions above ₹2,000 require owner approval before deduction from payouts
• TDS (Tax Deducted at Source) at applicable rates will be deducted as per Indian Income Tax Act

HostsGenZ reserves the right to withhold payouts in cases of verified guest damage claims, disputed bookings under investigation, or outstanding KYC compliance.

All content on the HostsGenZ platform — including the software, dashboard design, branding, and proprietary algorithms — is owned exclusively by RWW Technologies Private Limited You may not copy, modify, distribute, or create derivative works without written permission.

Property photographs taken by HostsGenZ photographers during onboarding are owned by HostsGenZ for the duration of the management agreement and may be used for marketing, listings, and promotional purposes.

HostsGenZ acts as a property manager and does not guarantee:

• Any specific level of occupancy or monthly earnings
• Uninterrupted OTA platform availability or bookings
• Prevention of all guest-caused property damage

To the maximum extent permitted by law, HostsGenZ's total liability to any owner shall not exceed the management fees paid in the 3 months preceding the claim.

Either party may terminate the agreement by providing 30 days written notice after the initial 3-month commitment period. Upon termination:

• All pending bookings will be honoured and managed through checkout
• Final payout will be processed within 15 days of the last booking checkout
• Property credentials shared with HostsGenZ will be revoked
• Property photographs may be retained for up to 90 days for legal record-keeping

These Terms are governed by the laws of India. Any disputes shall first be attempted to be resolved through mediation. If unresolved, disputes shall be subject to the exclusive jurisdiction of courts in Ghaziabad, Uttar Pradesh, India.

We may update these Terms from time to time. Material changes will be communicated via email and a notice on the owner dashboard with a minimum of 14 days before they take effect. Continued use of the platform after the effective date constitutes acceptance of the updated Terms.
